Converting Your Home Into a Short-Term Rental, Long-Distance

For many homeowners and real estate investors, the biggest fear of owning a property is the unknown of long-distance management. What happens to your equity, your maintenance, and your peace of mind when life suddenly calls you overseas?

This is a story I share often with clients who are balancing property investments with highly unpredictable lifestyles. It is a story about my oldest son, a beautiful historic Jacksonville neighborhood, and a strategic Jacksonville short-term rental design shift that turned an unexpected military transfer into a thriving, beautifully preserved asset.

My son is in the US Navy. He purchased a home here in Jacksonville while briefly stationed in the area, hoping his assignment to our hometown would last a few years. However, military life is unpredictable. In less than a year, he received orders transferring him overseas.

His initial inclination was to place the home on the long-term rental market. But as an interior designer with a deep love for high-performing historic home vacation rentals, I proposed an alternative: converting your home into a short-term rental rather than handing the keys to a long-term tenant you may never meet.

I knew that in our beautiful historic district, a long-term tenant relationship can sometimes leave a historic property vulnerable to unnoticed maintenance issues. By transitioning the home into a short-term vacation rental, the property would be touched regularly by professional cleaning staff and property managers. This constant care ensures the historic structure is meticulously tended, well-maintained, and continuously monitored.

Turning this house into a vacation rental was an absolute joy. By applying the science of visual perception and mindful spatial layout, we transformed his personal home into a resilient, high-occupancy haven.

What is psychology-informed interior design?

Psychology-informed interior design is the strategic use of visual perception, mindful spatial layouts, and sensory elements to reduce guest stress, increase perceived luxury, and drive higher nightly rates and positive reviews for your property.

Here is the exact design and amenity framework we used to maximize the property's value from across the globe.

Strategic Layout Changes that Multiply Occupancy

In the short-term rental market, your bedroom configuration directly drives your nightly rates and your overall return on investment. We analyzed the existing floor plan to find hidden capacity without altering the historic architecture.

If you want to maximize STR occupancy in a historic property, follow this framework:

Cozy guest bedroom featuring a black metal daybed with a trundle, dressed in navy blue quilted bedding, light blue pillows, and a peacock feather accent pillow.
  1. Convert underutilized spaces: Transform home offices into flexible bedrooms using daybed setups to seamlessly add beds without permanent structural changes.

  2. Optimize natural light: Install darkening shades in sunrooms to create dual-purpose, private sleeping areas by night.

  3. Create intentional outdoor zones: Design hushed, durable al fresco entertaining spaces that extend your usable square footage.

The Bedroom Conversion

We transitioned his original home office into a fully functional third bedroom. To maximize adaptability, we styled this room with an  daybed setup that seamlessly adds two beds to the property’s total guest count. This choice immediately opened the listing up to larger families and traveling groups.

The Sunroom Transformation

Enclosed sunroom lounge featuring full-length blue privacy curtains, a round chess table with a glowing lantern candle, a teal daybed with decorative pillows, and a blue lighthouse wall art print.

The home featured a beautiful, light-filled sunroom, a major architectural selling point that was previously underutilized. We brought purpose to this space by adding a second daybed and installing  darkening shades. Guests can enjoy the bright room by day, or close the shades to create a completely private, comfortable extra sleeping space by night.

Elevating the Indoor-Outdoor Experience

Backyard paver patio featuring a tall grey painted brick fireplace, a black metal dining set, white slatted chairs, and warm string lights hanging along a wooden privacy fence.

Northeast Florida living is entirely defined by how we experience the outdoors. To complement the interior updates, we freshened the entire aesthetic, painted key rooms in a calm, cohesive color palette, and replaced worn textiles with crisp, fresh linens. Then, we shifted our focus to the backyard, specifically designing for the unique micro-climates of neighborhoods like Riverside, Avondale, and Springfield.

We hushed the outdoor space to counteract neighborhood noise and designed a highly intentional entertaining area:

  • Al Fresco Dining: We integrated a durable outdoor dining table paired with an umbrella and ambient string lights that activate automatically at night, allowing guests to enjoy warm Florida evenings outside.

  • The Dual-Purpose Fire Pit: We cleaned, restored, and beautified the existing backyard fire pit, styling it so it doubles as an outdoor pizza oven.

  • Pet-Friendly Premium Amenities: Because my son is a dedicated animal lover, listing the property as pet-friendly was a natural decision. He had already installed a secure perimeter fence, which made this high-demand listing option an absolute no-brainer. We elevated the experience by sourcing incredibly comfortable sheets, exceptionally soft towels, and guest-proof finishes that handle paws without showing wear. (Note: Studies show pet-friendly STRs can charge premium fees, making this a high-ROI design choice).

Long-Distance Peace of Mind

My son has been stationed overseas for a while now, but he has complete clarity and confidence regarding his investment. He knows his property in his hometown is being preserved to the highest standard, generating strong revenue, and remaining completely ready for him if he ever receives orders to return to Jacksonville.

Selecting an exceptional property manager makes long-distance property management infinitely easier. But having an interior designer look at your spaces mindfully, optimizing them for durability, emotional appeal, and guest psychology, is the ultimate blessing for your equity.
