When staging a home to appeal to most buyers or potential guests, it is very important to appeal to their senses as well as emotional triggers. Most human beings crave security, rest, peace, and comfort, especially when it comes to bedrooms. Their first impression of your home is when they look at your listing online, so professional photography is very important. Proper styling that highlights those features is key.
Tip 1: Transform Your Space with Color
You can transform a space with wall color, bedding, rugs, lighting, and other design considerations. There may be some differences in what we recommend when staging a property for sale as opposed to staging it as a short-term rental (STR).
When working with a STR, you can have more fun with color, since you are creating a 'temporary experience." On the other hand, when staging the primary bedroom of a residence, we usually recommend more neutral and soothing colors to evoke the feelings of peacefulness and safety that we crave.
Tip 2: Include Only Essential Items
Select furnishings and accessories carefully. Decluttering, removing personal items, and incorporating simple decor, botanicals, and art will allow prospective buyers to appreciate the space and its potential. Including only the essentials also allows guests of a STR to make themselves comfortable, bring their own items, and enjoy the space without feeling crowded.
Tip 3: Add a Headboard, Side Tables & Lamps
The main bedroom is one of the most important rooms to stage because we all have emotional ties to the space where we spend a third of our lives. We need to be able to recharge and feel safe and pampered. We thrive when our main bedroom fulfills our needs.
Adding a headboard, side tables, and lamps makes a huge difference when staging a bedroom. A headboard creates a focal point as we enter the room. It also adds function, providing comfort and preventing lost pillows. Side tables not only frame the bed as a focal point, but they also add a surface to place a drink, book, alarm clock, and lamp.
Tip 4: Respect the Size of the Room
Selecting items that are appropriate to the space is another very important aspect of staging. I always say, "Let's respect the room." When the furnishings and decor fit the space, they look thought through rather than like afterthoughts. Fitting the space is not only determined by the size of the items, but also by their style and colors. When everything has been curated for comfort, style, scale, and function, the whole room “sings.”
Bedroom Comforts for a Short Term Rental
Creating a soothing and comfortable environment for all our senses is the main goal when staging a Primary Bedroom. There are a few other comforts that I like to include when staging a Short Term Rental. For example, battery backup alarm clocks with USB ports to allow for charging electronics by the bed, room-darkening window treatments that will allow guests to sleep comfortably, wonderful linens, and of course, a very comfortable mattress.
Putting yourself in the shoes of your guests will allow you to anticipate their needs. A happy guest will most likely leave great reviews, refer you to their friends and family, and possibly stay at your property again.
Creating an Appealing Bedroom
When you consider the prospective buyers or guests when staging, you concentrate on their experience. Providing them with what they crave will increase your return on your investment.
